Now-a-days, to have our own house seems to be very difficult. Buying a House like dream coming true for almost all of us. The prices of the houses have so high; they have touched the sky, so. it has become very difficult to purchase a house of your dream. We have to compromise a lot (i.e. like thinking about the budget, the location, area. and other facilities etc.). So when you are investing a huge amount in it, and you have decided to buy a house see that you consult only the professionals who can decide the best bargain for you. Following are some tips which will help you to decide to buy the best and simultaneously without getting doped.

When you are buying a house from builder or promoter :

Selecting the location for buying house:
  • Proper provision of electricity.
  • Proper provision of water supply.
  • Transportation facility.
  • Area should be far away from the industries to avoid pollutions.
  • Easily located.
  • Proper arrangement for the disposal of garbage and sewage.
  • Well developed area.
  • Facilities like hospital, market, school.
Approvals:
  • Proper documents from, Electricity Boards, Area Development Authorities, Airport Area Authorities, municipal corporation Water Supply & Sewerage Boards.
  • Endorsement of Agriculture authorities and pollution controller boards from the promoter or builder.
Regarding property:
  • Make sure that you have appropriate development agreements.
  • See that you get correct sale agreement on your first imbursement.
  • To get saleable and clear title of the property.
  • The plan should be sanctioned.
  • Check the base and carpet area.
  • Registration of the property.
About Amenities:
  • Check the quality of the construction and drinking water facility.
  • Check the proper availability of water connection, ventilation, sanitation, natural lighting etc.

When you are buying a house from a second owner :

While selecting the location:
  • Proper provision of electricity.
  • Proper provision of water supply.
  • Proper arrangement for the disposal of garbage and sewage.
  • Well developed area.
  • Transportation facility should be available.
  • The area should be easily located.
  • Facilities like hospital, market, school, and garden and rainwater drainage.
  • Area should be far away from the industries to avoid pollutions.
Regarding property:
  • Plan which is sanctioned.
  • Name of the dealer of the property.
  • Verification of the property by an authorized valuer.
  • Registration of property.
  • The receipts of the tax paid (time to time).
  • Earlier name of the dealer from past 10 to 13 years.
  • Certificate of encumbrance of last 13 years.
  • See that the flat/apartment is not given on rent.

  • Verify the status of the building and the anticipation of further life.

When you are buying a independent house from a builder /promoter:

  • The place should be easily located.

  • Registration of property.
  • Name of the dealer of the property.
  • Check the base and carpet area.
  • Verification of the property by an authorized valuer.
  • The receipts of the tax paid (time to time).
  • Plan which is sanctioned.
  • Check the base and carpet area.
  • Certificate of encumbrance of last 13 years.
  • Amount paid for the flat is justified and it includes the common service area also.
