How to define vacation rentals by owner?

I need a contract for managing rental properties. I would be responsible for advertising, renting and cleaning

Description : These are vacation cottages, and I will receive a percentage of the rent + cleaning cost for each cottage. I need a contract that defines this as well as the fact that I would still yet get the rental percentage for any "comp" stay that is given by owners. I also need a clause that stipulates the pay for minor repairs that are necessary.
